When buying a new house a thorough Building Inspection should be on your Home Inspection Checklist.
A Pre Purchase Home Inspection is just as important whether purchasing a brand new house or a one hundred year old piece of history. Every house has different characteristics from the land the dwelling sits on to it’s construction method. Our Building Inspector will look at all the elements including the Building Code for legal ceiling heights which is catching some people out of late. It’s all part of our home Inspection Services and the good news is we’ve grown to now service Brisbane, Ipswich and The Gold Coast.
Most defects would be hidden to an untrained eye turning a seemingly nice house into a potential money pit. Most customers we talk to said they spend less than 20 minutes looking at the house or unit before putting an offer in. We look in places where you would typically not inspect, like under the subfloor or in the ceiling space. The Building Inspector will go over the property looking for defects, it’s our job to not get caught up in the emotion of the buy. Many customers are walking around thinking of where they can put their furniture or what colour they can paint the rooms.
How does it all work?
Your Home Inspections are a breeze to organise with our friendly staff. We take care of all the running around and set the appointment time with the agent on your behalf. We invite all customers to attend the Inspection so at the end you can walk around with the Inspector and see all the areas of concern they have found. Then within four or so hours you will receive your Digital Building Check Report via email. It really is that easy! Also with the Report you get the inspectors mobile number for further information if need be. We are trying to make the Home Inspection process as simple as possible!

Should I inspect my home before selling it?
This shows confidence in your property, especially if it is going to auction. You are lessening the “fear of the unknown” to potential bidders. By getting a Pre Purchase Home Inspection done early enough you can fix any issues that may have showed up in the report. We think it’s a smart and savvy thing to do!
How much do Building Inspections cost?
The Building Inspection cost will vary depending on the size of the dwelling and it’s type. For instance, unit prices start at $279 (Inc Gst) and houses start at $319 (Inc Gst). Be careful going for the cheapest inspection around as it might end up being a cheap service. Our prices are market competitive and included state-of-the-art equipment with same day report and photos. We provide a discount when combining other services such as post settlement Pest Control.
Do you do a Home Inspection before or after you make an offer
When buying through private treaty. usually the Pre Purchase Building Check is conducted after both parties have sign off on the contract price or offer. We have done Pre Purchase Building Inspections on houses before the contracts have been signed but that is rarely the case. The Real Estate Agent is sweating on getting you into a contract. The only other common reason is a Building Inspection prior to auction. Depending on the interest in the property there might be a handle full of serious buyers. This normally means the property goes through several building or pest and building inspections. Vendors can have their own Inspections done and copies of the report handed out on the day but these are often dismissed. Buyers do not hold much confidence in reports issued by vendors or on behalf of the selling agents.
